THERE are two principal ways in which one can get an unwanted tenant to leave their property. Firstly, there is the eviction summons route.
This approach is predicated on a breach that would have been committed by the tenant, say failure to pay rent or violation of material terms of the lease agreement. It is possible to sue for eviction on the basis of a verbal lease agreement, but the drawback of such an agreement is that its terms are particularly hard to prove.
